Im not sure I understand how the Carnosaurs "Pinned down" ability really works.

Pinned Down: Carnosaurs tackle large prey by pinning them in place before tearing into them with their massive jaws. If an enemy Monster is hit twice with the Carnosaur’s Clawed Forelimbs, you can add 2 to the result when rolling to hit that target with the Carnosaur’s Massive Jaws in the same turn.

Does this mean I only have to lands the hit rolls or do I need to hit, wound & pass the armor save rolls aswell?

The way I read it, is that you only need to hit, no need to wound or anything
 
Yeah, you only need to hit.
Compare it, for example, to the selfless protector ability of the eternity warden, that kicks in when a slann "suffers a wond", not "is hit".
